To avoid disappointment it is important to begin the process by talking with a financial advisor who can give you all of the options and issue you with a pre-approval letter to submit with any offer. Is it priced right? When you have found the right property, other comparable properties that have sold in the area will tell you if the one you want to buy is realistically priced.
Offer. When you are ready, you will need to schedule about an hour to sit down and fill out all the paperwork needed to make an offer. You will also need to bring a check to accompany the offer to make it valid. Then you will negotiate with the seller, through your realtor, if your original offer is countered until mutual agreement is found.
Inspections. Agreed to inspections will be scheduled soon after the offer is ratified. It is advisable that you attend the inspections so that you have first hand knowledge of the workings of the property and any issues raised during the inspection. The big day. Time and place of settlement is defined by you, the buyer. Prior to the settlement a walk through of the property will be done to make sure the property is in the condition you expect. Then a settlement process of approximately an hour will take place. All mortgage paperwork will be reviewed and signed, money and keys exchanged.
